February Vancouver Real Estate Results

 

2004 Housing sales for February 2005 mirrored last February’s busy market with high sales activity in a strong housing market. The Real Estate Board of Greater Vancouver (REBGV) reports that 3,068 detached, attached and apartment properties sold in February 2005, compared to 3,067 sales in February 2004.


“We experienced the same ‘higher than normal’ sales activity at this time last year,” said Andrew Peck, REBGV president. “Sales volumes tend to be higher in February than in January. However, these are healthy sales figures compared to the moderate sales we saw in the fall. And we see the same movement in other major cities right across Canada.


“Low mortgage rates and confidence in the job market are still the leading factors in housing affordability,” Peck says. “Though the average price of a home is more today than five years ago, the low rates combined with an increase in household income and job longevity has made homes more affordable for more people. Consumers continue to choose real estate as the best place to put their money.”

Migration to BC Hits 5 Year High

 

2005 will see the biggest inflow of both interprovincial and international migration to BC in the last 5 years. Approximately 36,000 new arrivals are expected within the 2005 calendar year according to statistics from BC Stats.

BC’s net interprovincial migration (number of people moving to BC from the rest of Canada vs number leaving) should hit 9000. This will make 2005 the third year in a row that BC has been in positive territory. 2004 saw a net increase of approximately 7000 which nearly doubled the net increase of 3700 in 2003.

Immigration to BC is also seeing consistently positive numbers with an estimated 27,000 new residents within the province in 2005.

These figures continue to prove beneficial to the local real estate markets as an increased population should result in an unsurprising demand for housing within major markets.
