The Real Estate
Board of Greater Vancouver (REBGV) reports that year-to-date
sales to the end of August are up 4.8 per cent in comparison to
the same time last year. Sales of detached, attached and
apartment properties decreased by 24.4 per cent to 2,487 units
sold in August 2004, compared to 3,290 sales in August 2003.
August 2004 sales remain relatively unchanged compared to August
2002 when 2,468 units were sold.
“It’s an active, stable market. 2003 was an extraordinary
year for record-breaking home sales. That kind of pace could not
be maintained in the long-term. What we’re seeing today is a
return to active market conditions that are good for both buyers
and sellers,” says REBGV President Andrew Peck. “Sellers are not
receiving multiple offers on the day they list their properties,
but if it’s priced right, buyers are ready to act.
“According to the Housing Price Index all sectors of the
market saw an increase in prices in August 2004 compared to last
year. We’ve also seen an increase in prices over the last three
months.”
“Given consumer confidence in BC’s economy, combined with the
fact that Greater Vancouver is a region that is becoming known
worldwide as a first-rate place to live, people continue to be
motivated to own real estate here,” Peck says.

West Vancouver Adopts Official
Community Plan
After
years of research, community input and committee meetings, West
Vancouver Council adopted a new Official Community Plan (OCP)
this summer.
The new OCP focuses on community-generated principles and is
the proposed foundation for planning in
West Vancouver.
Decisions that are consistent with this foundation will help to
ensure that the community’s vision for the future is achieved.
Some of these
principles include the promotion of a healthy community,
creation and enhancement of neighbourhoods, providing for a
diversity of housing types, engaging residents in civic
decision-making, supporting a vibrant and diverse local economy,
reducing auto dependency, and the promotion of environmental
stewardship.

The Village at Park
Royal Opens
After
much debate, discussion and construction, The Village at Park
Royal has now opened. The Village features such retail
businesses as Home Sense, Whole Foods Market, Old Navy,
Michaels, Lululemon Athletica, Motherhood Maternity, Urban Tea
Merchant and Danier. More shops and restaurants will round out
the new development.
The Grand
Opening Celebration is set to take place on Saturday
October 2nd from 9am-7pm. Events include a pancake breakfast
sponsored by Whole Foods Market and The Tiddley Cove Lions Club
of West Vancouver. The day’s festivities will include children’s
entertainers, musical performances, popcorn, cotton candy, face
painting, stilt walkers, and demonstrations from the stores.
